You pay nothing when we buy your property. You pay no commissions, closing costs, or any fees.

What is your process; how does it work?

We have worked hard to make our process as simple and quick as possible. During the entire process, we answer any questions you have and walk with you through the process. Here are all of the steps:

  1. You fill our the contact form on our website or call us up.
  2. We schedule an appointment to walk-through your property as soon as possible.
  3. In addition to seeing your home at our appointment, we will discuss what your needs are to try to come up with a solution that works for YOU. If you are unable to meet in person, this can be a phone call.
  4. We make you a cash offer.
  5. Should you accept the offer, we schedule a date to close and a location that works with YOUR schedule.
  6. On the closing date, we will coordinate with you and the closing/title company, and we officially close the deal. You walk away with a check!

How do I know this sale will be completed in a legal manner?

All sales will be completed by an attorney or title company to ensure clean title transfer. All of the sales contracts used are approved by the Grand Rapids Association of Realtors.

In the state of Michigan, all property records, tax history, foreclosures, evictions, code violations, liens, criminal records and civil suites are considered to be public knowledge and can easily be access online by anyone.

Do you buy other kinds of property?

We buy all kinds of properties! We buy apartments, land, homes, and all other types of real estate.

How much can I get for my house in the condition it’s in?

We understand that your property may need some TLC. There are many variables that go into valuing a property, but with any offer we make, we will strive to pay top dollar for your home.

Can I sell my house when it needs all these repairs?

We love repairs. We can absolutely buy a property that needs extensive repairs.

Should I be represented by a real estate agent to complete this transaction?

This is up to you. However, you will need to pay the commissions out of the proceeds of the sale. So, you will profit less.

Are you a real estate agent or broker?

While we are Realtors (as required by law when buying and selling many properties), we are not interested in listing your property. We are primarily a private real estate solutions provider and investment company.

What if I don’t want to use a real estate agent?

No problem! When you list your property with a Realtor, it may take weeks, months, or even years to sell your property, and it can be expensive with closing costs, fees, commissions, seller’s concessions, and other expense! Again, while we are Realtors (as required by law when buying and selling many properties), we do not want to list your home, we want to buy it! Because we are buying your home, you don’t have to wait around for low-ball offers, inspections, appraisals, financing, repairs, and other contingencies. You also don’t have to pay anything!

What paperwork do I need, and who handles that? Who will explain it to me?

Once you accept our offer, we fill out the paperwork and run through it with you. At close, the title company will have some more paperwork put together which will transfer the ownership

What if I decide to cancel the sale?

Cancellation of a purchase agreement may be allowed if it adheres to the legal documents agreed upon and signed by both parties.

If the title/deed of the property is not under my name, can I still sell?

Only if the property is held in trust and you are the trustee OR you have a specific power of attorney for any and all owners.  Only listed owners may sell, and all owners must be present and agree to the sale before we can move forward.

What if I currently live out of state? Will I have to travel to complete the negotiations?

Not at all! All documents can be sent via fax, certified mail or email. If a document needs to be notarized  we can use a mobile notary. We may need a copy of your driver’s license or other government issued ID submitted in order to confirm you are the legal owner.
